Make a confident decision before buying a property

  • Pre-purchase property inspection — a clear, easy-to-understand assessment of the property you are considering buying

  • Uncover hidden defects — identify potential problems that could cost millions to repair later

  • Realistic renovation costs — get a clear picture in advance of how much it may cost to bring the property into good condition after moving in

  • I inspect hundreds of properties every year — some of my clients return for additional inspections, while others come through recommendations from previous clients. For me, this is strong feedback that my work provides real value and helps buyers make informed decisions.

Why Is a Property Inspection Important Before Buying?

Buyers often focus on the visible, aesthetic aspects of a property — flooring, paintwork, finishes and the layout of the rooms. However, more serious technical issues are often hidden from view and can only be identified through a thorough professional inspection.

A proper property inspection can help you uncover potential problems before you commit to the purchase, giving you a clearer understanding of the property’s actual condition and helping you avoid unexpected and costly repairs.

What to Expect During the Inspection?

  1. Schedule an appointment with the property owner or real estate agent.
  2. Meet at the property at the agreed time.
  3. Thorough inspection: In approximately 40–50 minutes, I assess the property, check for moisture, take photographs and carry out a thermal imaging inspection.
  4. Review the findings: After the inspection, we discuss my findings and observations privately, without the seller or agent present.

What Questions Will the Inspection Answer?

During the on-site inspection, I will help you answer important questions such as:

  • How well was the property built?
  • What condition is the property currently in?
  • Are there any significant defects or potential risks?
  • Are there signs of moisture, thermal bridging or structural problems?
  • What renovation or repair work should be considered?
  • What level of costs could these works involve?
  • Would it be worth renegotiating the purchase price?

After the inspection, I will send you the photographs taken during the visit within 24 hours.

When Should You Call?

Ideally, before making an offer or committing to the purchase.

An inspection at this stage can reveal technical issues that may affect the property’s value, your negotiating position, or even your decision to buy. Knowing about potential problems before you commit gives you the opportunity to negotiate from an informed position — or walk away if necessary.
